Why Buy a Forever Home Plan?

Most people are unaware that the vast majority of online home plan sales lead to a construction process full of miscommunication, delays, and unforeseen expenses. This is due in part to unclear expectations and a misunderstanding about the purpose of an online house plan. The house plan will determine the project’s success.

Without a good house plan, the project can become burdened by questions related to copyright infringement, licensing parameters, custom modifications, missing plan information, outdated construction practices, building codes, structural engineering requirements, site specific conditions, and limited access to materials.

What is included with the plans

COVER SHEET
This page includes general construction notes, an index, and typically a front elevation. It references and protects the rest of the sheets within the plan set.

FOUNDATION LAYOUT
This sheet provides the building footprint and specifies the foundation type. This layout is for general reference only, a local structural engineer will need to design the foundation based upon the site conditions and local code requirements. For designs with a basement, the lower level floor plan serves as a foundation layout.

FLOOR PLANS
Drawings showing the layout of each floor of the home. These sheets will identify and dimension all rooms, doors, windows, walls, stairways, niches, appliances, and built-ins.

ELEVATIONS
Drawings showing the home exterior from the front, rear, and sides. These sheets include dimensions, heights, special construction notes, and can include exterior materials, details and finishes.

ROOF PLAN
This sheet provides the overall roof layout including ridges, valleys, truss heels, pitches, overhangs, dormers, and venting information.

SECTION
The section illustrates a vertical slice through the entire structure with the intent to show how the building is constructed. A section will show the number of stories, foundation information, and typical wall construction. The section cut typically runs through the stairwell in order to show the stair construction and verify headroom clearances. Roofing materials, floor framing, and insulation may also be illustrated and referenced.

ELECTRICAL PLAN
This is a schematic layout intended to show the suggested locations of fixtures and switches.

LICENSE AGREEMENT
Each plan comes with a license agreement that grants the licensor the right to modify, print, and build the plan a specified number of times within a specified building area. The number of uses and breadth of buildable areas are determined by the type of license that is purchased.

You are required to consult a local engineer prior to building any plan and it is your responsibility to comply with state and local building codes.

Site and state conditions vary widely and a licensed professional engineer will be needed in order to address local frost depth requirements, hillside considerations, soils testing, wind and lateral bracing, and load conditions as required by your area. Please refer to local jurisdiction.

Purchase Options

Single Use PDF

A full set of construction documents comprised of all the elements listed above in the What’s Included section and delivered in a digital PDF format. The PDF files come with a SINGLE USE license to build ONE home within an area defined by ONE 3-digit zip code selected at purchase. The license allows the user to make plan modifications and print an unlimited number of sets.

Single Use PDF + CAD

The same SINGLE USE license and PDF file of the full construction documents set plus the CAD file (.dwg) used to produce the plans. The CAD file allows for a local architect, engineer, or trade partner to edit the plans in order to make custom modifications, add site specific detailing, and to produce structural drawings that satisfy state and local building codes. This option reduces drafting time and costs.

Multi-Use PDF + CAD

The same PDF and CAD (.dwg) file of the full construction documents set plus an EXCLUSIVE, MULTI-USE license to build the plan a SPECIFIC number of times annually within an area defined by ONE 3-digit zip code selected at purchase. In order to maintain the license, this option requires a monthly or annual license retainer. This same option can be purchased for as many 3-digit zip codes as desired.

Any purchase option will require the purchaser to engage a local architect and structural engineer to make site-specific modifications to the plans based on soil conditions, local building codes, etc.

A 3-digit zip code references a much larger area and we have found that most builders can capture their entire target market with the selection of 1-3 zip code prefixes.

Yes, the same multi-use purchase option is available for as many 3-digit zip codes as you need so long as they are available and not already reserved by another buyer. We recommend that you check the availability of the plan for each area you may be interested in building within so that you can take exclusive ownership of that area ahead of time.

Yes, purchasing the CAD file will save you time and money because your local architect or draftsman will be able to modify the plans without having to completely redraw them from scratch. Additionally, we always recommend purchasing the CAD file regardless of modifications because your local engineer, truss designer, and surveyor will typically request the CAD file in order to more efficiently and accurately produce their associated documentation for permitting.

Each build license is associated with a 3-digit zip code. If its “your” plan associated with “your” reserved zip code, then no one will be able to purchase any license to build that plan in that particular area while your license is active. When someone checks to see if “your” plan is available within “your” reserved zip code, then you can elect to have your contact information populate in place of the standard purchase options. You just received a hot lead for someone who wants to build that plan in your area. You’re welcome!

Exclusivity means that no one else can build that particular plan within the zip code that you reserved. The rights to build are exclusively yours while your license remains active.

Your license retainer will renew monthly or annually until you cancel. You can manage your subscriptions in your account page. You can switch between monthly or annual subscriptions, but we do not offer prorated credits or refunds.

You can cancel your multi-use license subscription anytime from your account page but as soon as you cancel, you must remove all marketing materials related to that plan (per the license contract) and the plan will become immediately available for purchase within that zip code. If you decide that you want rights to that zip code again at a later date, you will have to pay the USE FEE and restart the LICENSE RETAINER again, if it is still available.

It’s possible, but the zip code may no longer be available. If it is available, then for an additional $250 change order fee, we can facilitate that transaction. Contact us here if you are interested.

No, those photos belong to the plan designer or builder and the marketing rights are non-transferrable. We can’t wait to see how your build turns out, so please tag us when you post finished photos on your social media channels.

Each purchase receipt is dated, so they are entitled to their build. Your exclusive right to build begins on your purchase date.

Yes, you can go here to submit a request for a new design. You will be notified as soon as a new product becomes available that may better meet your needs. We are always looking to add new and valuable product to our portfolio.

The original plan designer retains the copyright, title, and ownership of the original documents as well as any derivative works that are a byproduct of custom modifications to the original plans. See here for additional copyright information.
